UNDER CONTRACT:  Cell At Auction LLC is pleased to offer the opportunity to acquire a 99-year T-Mobile Site Lease easement in Chicago, IL.  

The original site lease was entered into between Pinnacle Multi-Acquisitions LLC and T-Mobile in 2017. The initial term was for five (5) years with five (5) successive five year renewal terms.  The Rent for each successive Renewal Term shall be an amount equal to One Hundred and Ten percent (110%) of the Rent for the immediately preceding Term.  After the final renewal term, the lease shall automatically extend for nine (9) successive one year periods and the rent for each extended period shall be 101% of the previous term. The landlord may terminate the renewal term of any extended period with a six (6) month notice. There is no right of first refusal. The current monthly rent is $1,897.50.
