Cell At Auction LLC is pleased to offer the opportunity to acquire a 99-year APC Tower Site Lease easement In Lemont, Illinois.   The initial option and ground lease agreement was entered into September 9, 2015 by and between Everest Academy of Lemont and APC Towers II LLC.    The easement portion of the property is compirsed of approximately 50″ X 50″ sq. ft. of ground space together with easements for ingress and egress.  The easement purchaser must agree that this purchase must contain language that allows for the possibility that the access portion of the easment to be modified pending a redevelopment to the master plan of the entire site.  The first addendum had a start date of May, 2016 with a one-time payment of $175,000 for 120 months (10 years), which equated to $2,116.09 per month.   At the end of the initial 10 year term, the rent will commence at the rate of $2,316.09 per month.   The lease does not provide for any increases for the remaining term.   This is what the monthly rent will be through the end of the lease (May 6, 2043).   There is a Right of First Refusal.  In addition to the Rent, Lesses shall pay Lessor twenty seven percent (27%) of the actual rent received for each additional Wireless Carriers or any other subtenant which sublease space at the site from Lessee.
